What is Closing Day Pro?
Closing Day Pro is a transaction and closing timeline manager built specifically for real estate agents. Track listings, key dates, contacts, and commissions across iPhone, iPad, and Mac with automatic sync.
How do I add my first property?
Tap the + button on the Dashboard. Enter the address and status — everything else can be filled in as the transaction progresses. You can add up to 2 properties on the free tier.
Do I need an account?
No account is required. Closing Day Pro syncs through your personal iCloud account, so your data is private to you and never touches our servers.
Does it work offline?
Yes. Everything is stored on-device first, then synced to iCloud when you're back online. You can add, edit, and view listings without any connection.
Subscription & Trial
What's included on the free tier?
The free tier supports up to 2 active properties with full feature access — key dates, contacts, financials, calendar, and sync. When you're ready to grow past 2 properties, start the trial or subscribe.
How does the 30-day free trial work?
The trial unlocks unlimited properties and all Pro features for 30 days. No charge during the trial period. If you don't want to continue, cancel any time from Settings before the trial ends.
How much does the subscription cost?
$9.99/month or $84.99/year (about $7.08/month — a 29% savings on the annual plan). Both are auto-renewing subscriptions managed through your Apple ID.
How do I cancel?
Open Settings > [Your Name] > Subscriptions on iPhone/iPad, or System Settings > Apple ID > Media & Purchases > Subscriptions on Mac. Cancel any time — you keep access until the current period ends.
Do I lose my data if I cancel?
No. Your data stays on your device and in your iCloud. You'll be limited back to 2 active properties, but nothing is deleted.
Can I restore purchases on a new device?
Yes. Sign into the same Apple ID and tap Restore Purchases in Settings. Your subscription follows your Apple ID.
Properties & Listings
What property statuses are supported?
Active, Pending, Closed, Expired, Withdrawn, and Canceled. Status drives which fields are shown — for example, Contract Price and Closed Price only appear when relevant.
What do the color tags mean?
Color tags let you group listings visually — buyer vs. seller side, hot deals, personal categories, whatever works for you.
How do I archive a closed deal?
Set the status to Closed and enter the Closed Price. The listing moves off the active dashboard and counts toward your production totals in the Pipeline.
Can I delete a property?
Yes — swipe left on the listing row, or open the listing and tap Delete at the bottom. Deletions propagate to all your synced devices.
What happens to the Contract Price if I move a listing back to Active?
It clears automatically. If a deal falls through and you move a Pending listing back to Active, the contract price resets to zero so you start fresh when a new offer comes in.
Key Dates & Timeline
Which dates does the app track?
Listed date, inspection date, due diligence / contingency period end, pending date, closing date, and expiration date — plus open house dates.
How does the countdown work?
Each listing shows days remaining to its next upcoming date. Dates past due appear in red, dates within 3 days appear in orange.
Do I get reminders?
Yes — local notifications fire the morning of each key date and, optionally, one day before. Enable notifications on first launch or in Settings.
What's on the Calendar view?
A month-view calendar with every key date from every active listing overlaid. Tap a date to see which listings have activity that day.
Contacts
What contacts can I attach to a listing?
Buyer, Seller, Attorney, Home Inspector, Lender, and Other. Each has name, phone, and email fields. Tap the phone icon to call or the envelope icon to email directly from the listing.
Can I add multiple contacts to one listing?
Yes — tap Add Contact as many times as needed. Each contact has its own role, name, phone, and email.
What is the Co-Broker section?
A dedicated spot for the cooperating agent's name, phone, and email — separate from your client contacts.
Financials & Commission
Which financial fields are tracked?
List Price, Contract Price, Closed Price, Concessions, Escrow, Due Diligence Fee, Commission %, and Company Split (percentage or flat fee).
How is my commission calculated?
The app uses whichever price is most current: Closed Price when available, otherwise Contract Price. That price × your commission % gives the Gross Commission. Your company split is then deducted to arrive at Your Net.
What is the commission schedule I see at the bottom of Financials?
It shows the full breakdown in order: Gross Commission → Referral Fee (if active) → Adjusted Gross Commission → Company Split → Your Net. Each step is calculated live as you enter numbers.
Where are my production totals?
The Pipeline tab shows projected net commission for all pending contracts, and year-to-date earned net for all closed deals using the actual closed price.
Dual Agent
What does Dual Agent mean in the app?
In a dual agency transaction, you represent both the buyer and the seller and earn both sides of the commission. Toggling Dual Agent on doubles the gross commission in all calculations.
Where do I turn on Dual Agent?
In the listing form, the Dual Agent section appears between Due Diligence Fee and Financials. Toggle it on and a green checkmark confirms it's active. It's also available in the property detail view.
Does Dual Agent affect the Pipeline tile and commission dashboard?
Yes. The Pipeline tile on the dashboard and the Pipeline section in the Commission Dashboard both reflect the doubled commission for any dual agency pending contracts.
Can I combine Dual Agent with a Company Flat Fee split?
Yes. If your company takes a flat fee, that flat fee is deducted from the doubled gross commission — giving you maximum accuracy on your net.
Can I use Dual Agent together with a Referral Fee?
Yes. The app applies them in the correct order: commission doubles for dual agency first, then the referral fee is taken from that doubled gross commission, then your company split is applied to the reduced amount.
Referral Fees
How does the referral fee work?
A referral fee compensates another agent for sending you the client. The referral percentage is applied to your gross commission — for example, a 25% referral on a $12,000 gross commission results in a $3,000 referral fee, leaving $9,000 as your adjusted gross.
Is the referral % calculated on the sale price or the commission?
On the gross commission. This is the industry-standard method — the referring agent gets a cut of what you earn, not a cut of the sale price.
Where do I enter the referral fee?
The Referral section sits between Dual Agent and Financials in the listing form. Toggle on "Paying a Referral Fee," then fill in the referring agent's contact details and the referral percentage.
Do I have to fill in the contact info to use the referral percentage?
No. The contact fields are optional — only the referral percentage is needed to calculate the deduction. The contact fields are there for your records.
When is the referral fee deducted?
Before your company split. The deduction order is: Gross Commission → minus Referral Fee = Adjusted Gross Commission → minus Company Split = Your Net.
What does Adjusted Gross Commission mean?
When a referral fee is active, Adjusted Gross is what remains after the referral deduction — Gross Commission minus the Referral Fee. Your company split is calculated on this adjusted figure, not the original gross.
What if the referral amount looks wrong?
Make sure you're entering a percentage, not a dollar amount. Entering 25 means 25% of your gross commission. The app shows the calculated dollar amount in orange immediately below the percentage field so you can confirm it looks right.
Dashboard & Tiles
What do the six dashboard tiles show?
Active (listings with Active status), Pending (listings under contract), Contracts (active + pending combined), Total (active + pending + closed), Pipeline (projected net commission from pending contracts), and Earned (net commission from closed deals this period).
What does the Pipeline tile include?
Only pending contracts with a contract price entered. Active listings without a contract price are excluded. The figure shown is your projected net after company split and any referral fees.
What does the Earned tile include?
Closed listings with a closed price entered, filtered by the selected time period (Today, Next 7 Days, or This Month). It uses the actual closed price, not the contract price.
Can I tap the tiles?
Yes — each tile opens a filtered list of the matching listings so you can drill in directly from the dashboard.
Pipeline & Commission Dashboard
What is the Commission Dashboard?
The Pipeline tab shows a full commission breakdown — pending deals with projected earnings, and closed deals with actual earnings for the current year. Each deal card shows list price, contract price, concessions, gross commission, company split, and your net.
Why does the Pipeline section only show pending contracts?
Active listings haven't reached a contract price yet, so their projected commission would be speculative. The pipeline reflects real contracted numbers — what you can actually expect to earn.
Can I export my commission data?
Yes — use the Export section at the top of the Pipeline tab. Choose a date range, status filter, and format (CSV, Excel, or Numbers). On Mac, a Save dialog appears. On iPhone/iPad, the system share sheet lets you save to Files, email, or AirDrop.
iCloud Sync
How does sync work?
Every listing is stored as its own record in your private iCloud database. Edits push automatically; other devices pull when you open the app or receive a silent push notification from iCloud.
Is my data private?
Yes. Data lives in your private iCloud container — not our servers. No one but you can access your listings, contacts, or financials.
What if I edit the same listing on two devices?
The most recent save wins. Because each listing is its own CloudKit record, edits on different listings never overwrite each other.
Sync seems stuck. What do I do?
1) Confirm you're signed into iCloud in system settings. 2) Confirm iCloud Drive is enabled for Closing Day Pro. 3) Force-quit and reopen the app. 4) Tap the refresh icon in the toolbar to force a pull from iCloud.
Why does Mac sync sometimes lag?
Mac Catalyst receives silent push notifications less reliably than iOS. The app polls iCloud every 30 seconds on Mac as a fallback, so changes from your iPhone should appear within half a minute without needing to tap refresh.
Troubleshooting
The app won't let me add a 3rd property even though I'm subscribed.
Update to the latest version from the App Store. If it persists, tap Restore Purchases in Settings.
A listing I deleted keeps reappearing.
Delete it once more on the device where it reappears — the sync layer will propagate the deletion to all devices. If it continues, force-quit and reopen the app.
My referral calculation looks wrong.
Confirm you entered a percentage (e.g., 25 for 25%), not a dollar amount. The calculated dollar figure appears in orange below the field. Also check that Dual Agent is set correctly — the referral is taken from the already-doubled gross if dual agency is on.
Commission is calculating on Contract Price instead of Closed Price.
Make sure the Closed Price field has a value and the status is set to Closed. The app uses Closed Price when both status = Closed and Closed Price > 0; otherwise it falls back to Contract Price.
